Terms & conditions

These terms and conditions govern the contractual relationship between the host and the guest when providing accommodation services at Moser Apartment Carlsbad (Moser Residence, Karlovy Vary).

2. Booking and contract

Bookings can be made via booking platforms (e.g., Booking.com, Airbnb) or directly through the host’s website.

The accommodation contract is concluded upon confirmation of the booking by the host / booking platform.

These terms form an integral part of every booking and by submitting a booking request the guest confirms that they have read and accepted them.

3. Price and payment

The accommodation price is stated in the booking confirmation (including any fees according to the booking settings).

Payment is online only. Cash payments are not accepted.

For bookings made via platforms (e.g., Booking.com, Airbnb), payment is processed through those platforms under their rules.

For direct bookings via the host’s website, payment is made via an online payment gateway. The currency for direct bookings is EUR.

Final cleaning is included in the price.
City / tourist tax is included in the price.

4. Cancellation policy

The guest may cancel free of charge no later than 5 days before the start of the stay (inclusive).

For cancellations less than 5 days before arrival (inclusive) or in case of no-show, a cancellation fee of 100% of the total stay price applies.

Changes or cancellations must be made exclusively via the platform where the booking was created (e.g., Booking.com, Airbnb).

For direct bookings via the host’s website, changes or cancellations must be requested by email: info@moserapartment.cz.

5. Refunds

In the case of a free cancellation, any received payment will be refunded using the same payment method, within a reasonable timeframe depending on the bank / payment provider.

Payment gateway fees are non-refundable and may be deducted from the refunded amount.

6. Check-in / check-out

Check-in is from 14:00, check-out by 10:00.

The guest acknowledges that key handover / access is handled via the 24/7 reception of the Moser Residence.

7. Mandatory online check-in and guest registration

The guest acknowledges that online check-in is mandatory due to legal guest registration requirements. The guest is responsible for the accuracy and completeness of the provided information.

The Moser Residence reception does not complete the online check-in form on behalf of the guest and does not verify documents for the guest. Completing the online check-in is solely the guest’s responsibility. Without completed online check-in, accommodation / completion of the check-in process may be refused.

8. Communication

The guest acknowledges that communication related to the booking (e.g., booking changes, stay-related questions, complaints or damage reporting) should primarily take place via the platform where the booking was created (e.g., Booking.com, Airbnb).

For direct bookings via the host’s website, communication is handled via email: info@moserapartment.cz.

9. Apartment capacity

The maximum apartment capacity is 4 guests (no distinction between adults and children). Accommodation of additional persons above this capacity is not permitted.

10. House rules and guest obligations

  • Pets are not allowed.
  • Smoking is not permitted in the apartment or common areas.
  • The apartment is not suitable for parties, celebrations or events.
  • Quiet hours: 22:00–07:00.
  • Guests must keep the apartment tidy, use the equipment with care, and ensure windows are closed and appliances are switched off when leaving.
  • Moving furniture is prohibited.
  • Open flames are prohibited (including candles, aroma lamps, etc.).
  • For hygiene and safety reasons, please do not bring bicycles, skis, ski boots, or other sports equipment into the apartment. Such items can be stored in a designated room behind the reception desk. Please contact the reception staff if needed.
  • Any damage must be reported to the host without delay.

11. Visitors

Visitors are allowed only if the apartment capacity is not exceeded and quiet hours and house rules are respected.

Overnight stays of persons not included in the booking / guest registration are not permitted.

12. Liability for damages

The guest is liable for any damage caused to the apartment, its equipment or common areas and must cover the costs of restoring the property to its original condition, including related costs (e.g., extra cleaning, repairs).

13. Keys / access

The guest must use keys and any access devices responsibly and securely.

At the end of the stay, the guest must return the keys to the reception of the Moser Residence.

In case of loss of keys or any access device, the guest must report this without delay (preferably via the platform where the booking was made). The guest bears verifiable costs related to the loss, including possible lock replacement.

14. Lost and found

Forgotten items are stored for 14 days after the end of the stay. Upon request, items can be shipped at the guest’s expense.

15. Complaints and defect reporting

Any defects, complaints or damage must be reported without undue delay.

For bookings made via Booking.com / Airbnb, communication should primarily take place via the relevant platform. For direct bookings, issues can be reported by email: info@moserapartment.cz.

16. Final provisions

These terms are governed by the laws of the Czech Republic. The host reserves the right to update these terms. The current version is always published on the host’s website.
